The conveyance document that transfers an interest in land. It should describe the parties, the land, the term of the interest and the consideration.

An indenture is not the same as registered title. It records a transaction; a land title certificate records a registered right.

For land in Ghana you want, in ascending order of strength:

  1. An allocation note from a chief or family — a step, not title
  2. An indenture, properly executed
  3. A registered title, at the Lands Commission

And regardless of what you are shown, conduct an official search at the Lands Commission before any money moves. It is cheap, and it is the single most valuable thing you can do.
