The Rent Act 1963 (Act 220), which governs residential tenancies in Ghana.
Its most quoted provision is section 25(5), which makes it an offence to demand or receive more than six months of rent in advance on a monthly tenancy.
Landlords in Accra routinely ask for twelve months, and often two years. The law is widely ignored because housing is scarce and the alternative to paying is usually no house.
The Act also requires due process for eviction. A landlord may not change the locks, remove your belongings, or cut off your water and power to force you out.
Disputes are mediated free of charge by the Rent Control Department.
